Your real estate agent is going to be searching for homes for you, even if you are searching on your own. However, a good real estate agent is not going to waste your time by showing you homes that you would not be interested in buying. The best way to do that is to ask you for a list of your wants and needs.

Your needs are things that you must have in a home. Consider them deal breakers, where showing you a home without them would be wasting your time because you would never buy it. These could be things like needing to have a garage, a minimum number of bedrooms, minimum square footage, or something of that nature where buying the home would not work for you. 

Your wants are things that you would like to have, but you do not not necessarily need them to purchase the home. You may want a master bedroom with an attached bathroom, an attached garage, and an extra bedroom to use as a guest room, for example. 

Help With Negotiating A Purchase Price

Once you do find a home that you like, you'll need to negotiate the purchase price. Rarely do people make offers on a house at the exact list price, since there are factors that influence whether you should be offering more or less for a home.

It starts with finding comparable properties in the area, which are similar homes in the area that have recently sold. This can be used to determine how much a home is actually worth, which is based on what people are willing to pay at the time. If similar homes are selling for less money, then chances are you can make an offer below the list price.

The opposite is true as well. An agent is able to determine if it is a seller's market, meaning that there are many more people looking to buy a home than sell. With inventory being low, you may have to make a more competitive offer to have yours selected. Your agent can help prevent you from overpaying for a home and offer strategies that help you get your offer accepted.
