3 Things To Do If Your Home Has Not Sold After A Month

When you put your house up for sale, the hope is always that it flies off the market. You expect an offer to come in during the first week, and if not that soon, at least within a month. If it has been a month or longer since you listed the home, you might be growing impatient. The good news is that you don't have to just sit there and worry; there are a few things you can do to help find a buyer faster.

1. Lower the price.

If the home has been on the market for a month or more, chances are you have it listed too high. Talk to your real estate agent about lowering the price a little. Perhaps they initially over-estimated how much the home would be worth or figured buyers would make offers under the asking price. Knocking the price down even $2000 or so may make it more attractive to buyers. It will also cause the house to come up when people search for homes in a lower price bracket, which may generate new interest from potential buyers who have not seen the home yet.

2. Improve the curb appeal.

Does your home's exterior look its absolute best? If the siding is peeling or the landscaping is a little disheveled, that could be turning off buyers before they even set foot inside the home. It may be worth paying a landscaping company $1000 or so to spend a day tidying up the landscaping. Some new mulch and a few flowers can make a big difference! If there is any siding damage or similar damage, spending the money to have it repaired is usually worth it, too.

3. Advertise in new places.

Your real estate agent probably has the go-to venues they use to advertise their homes. These days, they probably advertise on social media and on their website. If the home is not selling, your agent may need to advertise in some new places, such as in the local newspaper or on local bulletin boards. People who don't use the internet are few and far between these days, but they do exist, and one of these people may be the perfect buyer for your home. 

If your home has been on the market for more than a month, don't just sit there. Get information from a real estate agent in your area and take action — there are some things you can do to find a buyer faster.
